Booking Conditions

All bookings made are subject to accommodation availability and confirmation of payment. A reservation will only be confirmed after the guest makes the respective payment specified for each accommodation. At the time of booking, it is mandatory to indicate the exact number of guests. The values of the reservation rates, security deposit, cleaning fee, or others, are announced at each moment on the page of each accommodation. In all accommodations, a security deposit is requested to cover any damages caused to the property and/or condominium. The deposit amount will be retained at check-in, when it is in person, or 48 hours before the start of the reservation, online, when express check-in is performed. No amount will be charged to guests, and the deposit constitutes a retention that will not allow them to access these funds until the retention is canceled. If no damage occurs to the property during the stay, the deposit amount will be canceled after check-out using the same credit card, which will happen within 14 days after check-out. If the property is not in the same condition as found, the deposit amount will be retained until payment for the damaged items is made. The reservation will be subject to cancellation if it is not possible to obtain authorization for the retention of the deposit amount, so it is important for the guest to ensure that their credit card is valid and has sufficient funds. If the retention of the deposit amount is not possible, you will be notified by email or SMS and will have 12 hours to try using another payment method. All prices include VAT at the current legal rate.

 

Booking Conditions and Payment Methods

To confirm the reservation, guests must make a payment of 50% of the total reservation amount, and up to 30 days before check-in, they must proceed with the remaining amount, i.e., the remaining 50% of the reservation amount. Payment for reservations can be made through other means available at each accommodation. Guests are also subject to the specific rules available at each accommodation.

 

Cancellation Policy

After the reservation is confirmed, the following fees will apply in case of cancellation: The guest will be refunded any and all amounts paid for the reservation up to 30 days before check-in. In the event of cancellation less than 30 days before the check-in date, the guest will be responsible for paying 100% of the total reservation amount. In a possible overbooking situation (simultaneous reservations for the same accommodation) related to the guest's reserved accommodation: The guest expressly acknowledges and accepts that ALzira Holiday Rentals may relocate them to accommodation with the same or superior characteristics. In any case, we ensure that the quality of the replacement accommodation is not inferior to that of the accommodation reserved by the customer. In this situation, the replacement will have no additional costs for the guest, and for this reason, they will not be entitled to any compensation from ALzira Holiday Rentals.

 

Pre Check-in

After completing the reservation, the account holder will receive an email and/or SMS from ALzira Holiday Rentals confirming the reservation and providing details about the accommodation, as well as additional information about optional services offered by the company (e.g., transfer service, vehicle rental, extra cleaning service, activities). Before the check-in day, the account holder will receive an email with the accommodation form link, where they must provide the personal information of all guests involved in that reservation. This document is a legal and mandatory requirement within the scope of foreign and border services. Failure to submit, refusal to provide personal information, and any attempt to alter and/or violate the original information will invalidate the Accommodation Form, and the reservation may be subject to cancellation. The number of guests staying in the accommodation during the stay must not exceed the specified number in the reservation. If the number of guests exceeds the stipulated limit, ALzira Holiday Rentals reserves the right to require guests to leave the accommodation without any compensation or refund of previously paid fees. Except in cases where the accommodation has the capacity for more guests, as long as it does not exceed the limit stipulated by law, guests may stay at an additional cost.

 

Stay Conditions

The reservation holder must be at least 18 years old and must stay in the booked accommodation throughout the entire stay. Guests under 18 years old can only be accommodated when accompanied by an adult who is the reservation holder. The reservation holder must provide a valid address, a telephone contact, and an email address. Pets are not allowed in ALzira Holiday Rentals accommodations, with the exception of Casa das Pedrinhas, but upon request. In the event of non-compliance with this rule, ALzira Holiday Rentals has the right to require guests to leave the accommodation without any compensation or refund of fees paid. Smoking is not allowed inside the accommodations. Events are not allowed inside the accommodations. It is expressly prohibited to collect images for advertising purposes without the consent of ALzira Holiday Rentals. In accordance with Article 45(1)(a) of the Schengen Agreement Application Convention, the accommodation of foreign citizens must be reported to SEF, understanding this as all those who are not of Portuguese nationality or do not reside in Portugal. For the purposes of the previous paragraph, all foreign national guests must provide all information regarding their identification by the maximum deadline of the check-in date, through the Accommodation Bulletin previously granted. Guests must notify ALzira Holiday Rentals in case of any type of damage inside the accommodation (structures, accessories, equipment, furniture), even when the guest believes that the damage was caused by wear and not their fault. If the guest does not notify ALzira Holiday Rentals of such damages, they may be held responsible for them.

 

Additional Services

ALzira Holiday Rentals offers its guests various additional services, such as private transfers, car rental, extra cleaning and laundry service, cribs, and high chairs for children. All the aforementioned additional services will only be carried out upon request, will have an additional cost, and are subject to confirmation of availability on our part and by external providers. ALzira Holiday Rentals is not responsible for any services provided by external suppliers.

 

Check-in and Check-out

During check-in, the identification documents of the reservation holder and all guests will be requested for the purpose of confirming the information provided earlier. Unless otherwise agreed, accommodation occupancy on the check-in date will be between 5:00 PM and 10:00 PM. In the case of a need for a late check-in (after 10:00 PM), an express check-in service may be available, and the guest must confirm this possibility in advance with ALzira Holiday Rentals. The express check-in service involves filling out the Accommodation Bulletin in advance and promptly.

If the guest requires a late check-in, and the express check-in service is not available, a fixed fee of €40 will be charged, payable in cash at the in-person check-in. If the guest needs or prefers an early check-in, they should always inquire about availability, and a variable fee will be charged based on the accommodation type and the number of guests.

Check-out is by 10:00 AM, and all guests must vacate the accommodation by the specified time. Guests should inform ALzira Holiday Rentals of the check-out time, and if they wish to leave later than the specified time, they must confirm this possibility with ALzira Holiday Rentals.

During check-out, the guest may leave the keys on the main table, inside the accommodation, or in the safe located outside. If the guest refuses to leave on the checkout date and time, ALzira Holiday Rentals reserves the right to enter the accommodation, remove their belongings, change the locks, and take other necessary measures. (The guest will be responsible for the costs of any such actions).

Any changes regarding departure and arrival dates and times must be confirmed by ALzira Holiday Rentals. In case of delays without prior notice and confirmation from ALzira Holiday Rentals, a fee corresponding to the rate of one night will be charged from the security deposit.

At the time of check-in, ALzira Holiday Rentals provides only ONE set of keys, and guests must be careful not to lose them or leave them inside the apartment. Guests must return all keys at the time of check-out.

Additional fees will be charged for lost keys or lockouts. The fees are charged as follows: Lost Keys (per key) – €50.

Emergency Visit (between 9:00 AM and 10:00 PM) - €15.

Emergency Visit (between 10:00 PM and 8:00 AM) – €30.

If it is necessary to hire a locksmith to open the door, the guest will be responsible for the total amount charged by the service provider. This is a variable fee based on the complexity of the intervention, materials, and time required for the intervention.

ALzira Holiday Rentals is not responsible for any items left inside the accommodation after the guest's departure. Any belongings found in the apartment can be returned upon the guest's request, and the costs of this return are borne by the customer.

 

Welcome Package

Guests will be provided with a Welcome Package containing some small treats such as capsules for the washing machine and dishwasher, sponge, dishwashing detergent, cloth, toilet paper, kitchen roll, packets of fine salt, sugar, olive oil, vinegar, and a bottle of water.

 

Cleaning, Sheets, and Towels

The accommodation will be cleaned and disinfected before the guests' arrival. The basic service from ALzira Holiday Rentals includes one set of towels per person and bed linen for each reservation. For stays longer than 7 nights, guests are entitled to an extra cleaning in the middle of the stay, during which towels and sheets will be changed if necessary. Additional cleaning services and cleaning products, including a change of sheets and towels, are available for an additional fee. Guests should keep the accommodation as organized and clean as possible, delivering it at check-out in the best cleaning conditions so that ALzira Holiday Rentals can receive the next guest as quickly as possible. Guests should not leave trash inside the accommodation, near the door, or outside the building's door; they should use the existing trash bins on the street for this purpose.

 

Equipment, Furniture, and Items Belonging to the Accommodation

If equipment is not working or if guests are unsure how to use any appliance in the accommodation, they should first check the instructions in the Instruction Manual, which is located in a visible place in the accommodation. If guests still need more support, they can and should contact the host responsible for the ALzira Holiday Rentals reservation. Changes to the accommodation or its contents are not allowed. All items found in the accommodation belong to the owner and should not be moved or removed from the property during the stay.

 

Maintenance and Special Requests

Any issues that may arise within the accommodation (e.g., electrical problems, equipment malfunctions, water leaks) should be immediately reported to ALzira Holiday Rentals by phone or email. Depending on the issue, resolution may take up to 72 hours, or more if external services are required. However, we will always strive to address problems as quickly as possible. While respecting guests' privacy, ALzira Holiday Rentals reserves the right to access the accommodation at any time if necessary, for inspections, repairs, and emergencies. Extra beds and cribs for babies, as well as feeding chairs for children, should be requested in advance but are subject to availability at the time.

 

Noise, Illegal Activities, Security

According to the law, the nighttime rest period is between 10:00 PM and 7:00 AM, so guests should maintain silence during this time. Guests should not disturb neighbors. Reservations for illegal or immoral activities will not be accepted. The guest whose name is on the reservation confirmation email will be responsible for the behavior of the entire group and agrees to avoid any illegal activities. Guests are not allowed to invade the owner's privacy or publish anything that could allow third parties to identify the property's address or the owner's identity (even if such information is in the public domain). Guests are primarily responsible for their own safety during their stay. Guests should listen to any instructions or additional explanations provided by ALzira Holiday Rentals during check-in. If guests become aware of anything during their stay that they believe poses a health and/or safety risk, they should immediately inform ALzira Holiday Rentals. When leaving the accommodation, guests must ensure that gas appliances, air conditioning, central heating, and lights are turned off. Also, windows and doors should be properly closed.

 

Responsibility

The service provided by ALzira Holiday Rentals is legally limited to its accommodations and the relationship with guests during their stay. ALzira Holiday Rentals will not be responsible for any incidents outside the accommodation limits, such as building cleaning and maintenance, external noises, construction, neighbors, or any other matter or event not directly related to the accommodation itself. All photos and descriptions of accommodations are produced by ALzira Holiday Rentals. Small changes in the accommodation may occur compared to the website photos, but they never compromise its overall condition or affect the amenities. ALzira Holiday Rentals will not compensate or refund fees, nor transfer guests to other accommodations based on the appearance of the accommodation or the surrounding area. It is the guests' sole responsibility to ensure, before booking, that the chosen area or neighborhood to stay is to their liking. ALzira Holiday Rentals is not liable for any damages caused, directly or indirectly, that may occur during guests' stay in the accommodation, such as personal injury, theft, burglary, any criminal behavior, losses due to fire, misconduct, etc. ALzira Holiday Rentals is not responsible for any failures in the supply of gas, electricity, water, cable TV service, or internet. All thefts, robberies, or any criminal behavior must be reported by guests immediately to ALzira Holiday Rentals, as well as to the relevant police or judicial authorities. ALzira Holiday Rentals is not responsible for potential delays, accidents, losses, or changes in schedules or fares related to the services of our suppliers or service providers. ALzira Holiday Rentals is not responsible for errors and/or omissions, false statements by third parties, disputes between a guest and a third party, or the content of external links other than the one where the reservation was made. In case guests do not comply with these terms and conditions, or in case of misbehavior by guests, ALzira Holiday Rentals reserves the right to require them to leave the reserved accommodation without any compensation or refund of paid fees.

 

Legislation and Force Majeure

This agreement is entered into between guests and the company ALzira Holiday Rentals, which is duly authorized to provide accommodation rental. This agreement grants guests authorization to occupy the accommodation during the period and under the terms agreed upon in the reservation. Guests are not tenants of the accommodation and do not have exclusive possession of it. In the rare case that a reserved accommodation becomes unavailable due to damage caused by circumstances not attributable to ALzira Holiday Rentals, especially water or gas leaks, ALzira Holiday Rentals will not be responsible for the inconveniences caused. However, it will take all possible measures at the time to relocate the guest to accommodation with similar characteristics. If guests do not accept the change, the total amount (excluding costs related to the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor ALzira Holiday Rentals will be responsible to guests for any additional amount regarding the cancellation of the reservation.

 

Changes and Applicable Law

ALzira Holiday Rentals reserves the right to update its terms and conditions at any time as needed. It is the responsibility of parties using the ALzira Holiday Rentals service to review these terms and conditions in case of a change before making a reservation. By agreeing to use the ALzira Holiday Rentals service, it is understood that the guest accepts any changes, and all parties will comply with those changes. These terms and conditions do not affect the rights of guests. These terms and conditions are subject to Portuguese law. Portuguese courts have exclusive jurisdiction in the event of a legal action related to any accommodation reservation with ALzira Holiday Rentals.
